When an Outdoor Faucet Leak Means More Than a Washer
An outdoor water faucet leaking or dripping isn't always a quick fix. If your hose bib drips from the handle, a packing washer might solve it. If it drips from the spout, you're looking at a seat washer or a full sillcock replacement. If the leak is coming from where the faucet meets the house, that's a fitting failure and it won't stop on its own. Left through a Minnesota winter, a dripping outdoor faucet can crack a line inside the wall, so it's worth getting on the schedule before the cold sets in. We inspect outdoor faucets when we're already on site for another job. If you've also got a leak you can't locate, we can look at that on the same visit.
Outdoor Faucet, Hose Bib, and Spigot Replacement
An outdoor faucet, hose bib, or spigot replacement usually comes down to one part: the sillcock, the long valve body that runs from the outside of your house back into a heated interior wall. On homes built before the mid-1990s across the east metro and St. Croix Valley, that valve is often an old-style compression sillcock with no freeze protection. When water gets left in the pipe over a St. Croix Valley winter, it freezes, expands, and splits the tube. You don't find out until spring, when you turn on the hose and water pours into the wall behind the faucet instead of out the spout.
Seasonal freeze damage is the most common reason we replace a spigot here, but it isn't the only one. Older sillcocks that have been rebuilt with washers three or four times, ones where the threads are stripped, or ones where the vacuum breaker on top has broken off are past the point of another repair. When a hose bib has been patched more than once, replacement is the honest call, and we'll tell you that before we open anything up.
- Frost-proof sillcock replacement. The standard fix for a split or aging outdoor faucet. We size the new sillcock to your wall depth so the shutoff seat lands in heated space.
- Shutoff-valve condition inside. Many older homes have a separate interior shutoff for the outdoor line. If that valve is seized or leaking, we replace it during the same visit so the new spigot is actually serviceable next winter.
- Vacuum breaker and anti-siphon. Minnesota code expects backflow protection on outdoor faucets. A cracked or missing vacuum breaker gets corrected as part of the replacement.
- Wall penetration and sealing. The pipe passes through your siding and sheathing. We seal it properly so you're not pushing cold air or pests into the rim joist.

Low Water Pressure at a Faucet or Fixture
Low water pressure at a faucet is one of the most common calls we get, and the first thing we figure out on site is whether the problem lives at that one fixture or across your whole house. That single question decides the whole repair. If it's one faucet running weak while the rest of the house is fine, the cause is almost always something small at the fixture itself.
When it's isolated to one faucet, here is what we actually find and fix:
- Clogged aerator. The little screen on the tip of the faucet catches mineral scale and sediment. This region has hard water, and a scaled aerator is the number one cause of a single weak faucet. Sometimes we clean it, sometimes we replace it. It's a fast, cheap fix.
- Failing shutoff or supply-line valve. A stop valve under the sink that's partially seized or a supply line that's kinked or corroding internally chokes flow to that one fixture. We replace the valve and line rather than nurse an old one along.
- Worn faucet cartridge. Inside a single-handle faucet, a worn or scaled cartridge restricts flow and often shows up as low pressure plus temperature drift. Swapping the cartridge restores it.
- Corroded galvanized supply. Plenty of older east-metro homes, especially pre-1970 houses around Stillwater and the older Woodbury and White Bear Lake neighborhoods, still have galvanized steel supply lines. Galvanized corrodes from the inside out and narrows the pipe until flow at the fixture drops off. This one crosses over into pipe repair.

If the drip comes from the spout when the faucet is off, it's usually a worn seat washer, which is a simple repair. If water leaks from the handle area, the packing washer or packing nut needs attention. If water is coming from behind the faucet where it meets the house, that's a fitting failure and replacement is almost always the right call. Frost-free sillcocks that are dripping in winter may have a cracked stem from freezing. We inspect outdoor faucets and give you an honest read before starting any work.
When does an outdoor faucet need replacing instead of a repair? +
A few clear signs point to replacing the whole outdoor faucet instead of repairing it. If the spigot split over winter and water runs into the wall when you open it, the sillcock tube is cracked and a washer won't help. If a non-frost-proof hose bib has already been rebuilt with washers two or three times, or the threads are stripped, or the vacuum breaker has snapped off, it's past economical repair. In older east-metro homes around Stillwater, White Bear Lake, and Hugo, we usually replace an aging compression sillcock with a frost-proof model so it drains itself every fall and stops freezing. What should I do if I turn off the shutoff valve and water keeps flowing? +
Stop. Don't force the valve further. A shutoff valve that won't close fully is a failed valve, and forcing it can break the stem entirely and leave you with an uncontrolled flow. Locate your main shutoff (usually near the water meter or where the supply line enters the home) and cut water there. Then book a visit. Why is the water pressure low at just one faucet? +
Because the cause is at that fixture, not in your whole system. Run a few other faucets to confirm the rest of the house has normal pressure. If it does, the most common culprit is a clogged aerator, the screen on the faucet tip where hard-water scale collects. Next up are a partially seized shutoff valve or a kinked supply line under the sink, or a worn cartridge inside a single-handle faucet. In older east-metro homes we also see corroded galvanized branch lines choking flow to one fixture, and that one crosses into pipe repair. We start at the aerator and work inward until we find it, then give you upfront pricing before any work begins.
