On a gas unit, a pilot that won't stay lit is almost always the thermocouple. It's the small sensor that tells the gas valve the pilot is burning. When it wears out, the valve shuts the gas off as a safety measure and you get no hot water. It's one of the most common failures we see on older gas tanks and usually a same-visit fix.
On an electric unit, a dual-element tank has an upper and lower heating element. If the upper burns out you get no hot water at all. If the lower fails you get a little hot water that runs cold fast. Element replacement is a straightforward repair once we confirm which one is dead with a meter.
A tripped high-limit is common on electric units. The red reset button on the upper thermostat pops when the water gets too hot, which usually means a thermostat is sticking. You can press it once. If it trips again within a day, the underlying thermostat is the real problem and needs replacing.
Sediment from hard water settles at the bottom of the tank and traps water beneath it. That water superheats and the tank has to work harder for less hot water. In the St. Croix Valley this builds fast. Heavy scale is often why a tank that's only a few years old suddenly can't keep up.

A no-leak, runs-cold-fast symptom is one of the more diagnosable problems we see, and it rarely means you need a full replacement.
