Gas and electric water heaters share some failure modes but require different repair approaches. On a gas unit, a bad pilot light almost always points to the thermocouple or thermopile. These are small sensors that tell the gas valve the pilot is lit. When they fail, the gas valve shuts off as a safety measure. A thermocouple replacement is a straightforward repair on most units. Igniter problems and gas valve failures are a step up in complexity. On electric units, the heating element is the most common failure point. A dual-element water heater has an upper and lower element, and either can burn out independently. A tripped high-limit switch is also common and is sometimes mistaken for a failed element. We also check the leak detection picture on every water heater call because a slow drip from a fitting or connection can mimic symptoms of other problems if nobody looks closely.
Flushing a water heater once a year removes sediment that settles at the bottom of the tank over time. In the east metro, hard water accelerates that sediment buildup significantly. The calcium and magnesium in local water leave deposits that reduce efficiency, cause overheating at the bottom of the tank, and can eventually crack the tank liner. Most homeowners never flush their tank. That's the honest truth. If your water heater hasn't been flushed in several years, flushing it is still worth doing, but understand that in a heavily scaled unit, the process can also disturb sediment that was previously blocking a small pinhole leak. A failing pressure relief valve doesn't get better on its own. A corroded anode rod that's gone unnoticed allows the tank interior to corrode directly. What starts as a $150 part replacement can turn into a full tank replacement by the time someone finally calls. The pressure relief valve is one we take seriously on every service call. It's a safety device designed to release pressure if the tank overheats. A failed T&P valve on an overheating tank is genuinely dangerous. If yours has never been tested or replaced, that's worth addressing regardless of why you called. We also check for thermal expansion issues in homes with backflow preventers or pressure-reducing valves, since a closed plumbing system without an expansion tank puts repeated stress on the water heater and shortens its lifespan. If your sump pump system and water heater are both showing age, it's a good time to get both evaluated at once.
